The first step is to schedule a phone conversation or meeting with Method Homes. During this consultation we'll discuss your needs, options, budget, and parameters. We'll also answer your questions and determine the next steps.
At this point it is important to get pre-approval from a bank for a construction loan, if necessary. Method is familiar with the bank approval process; we can put you in touch with our lenders or speak with yours.
The next step is to retain Method Homes to assemble and obtain all information necessary to move into the design phase. During feasibility Method coordinates permit requirements and can obtain survey with topography and soil tests. Method also confirms trucking access, installation costs, and site construction costs, which include in short requirements, logistics, and build costs. This is necessary information no matter what type of home you build. Method Homes charges a fee of $2,000–$2,700 for feasibility. We can perform feasibility in phases, and we can perform a site visit prior to being retained for full feasibility, if desired.
Once all the site reports and feasibility have been determined you will contract with Method or the Architects and engineers for design of plans for the permit set.
The next step is to contract with Method for the design and engineering of the permit set. Depending upon the series chosen, architecture can cost $5,000–$15,000. There are additional costs for customization. Each home must be specifically engineered to its site conditions and zoning, and it must have a custom site plan and foundation plan. Costs for structural engineering range from $1,500–$3,000. Mechanical, electrical, and plumbing (MEP) engineering costs $1,000–$1,500, if needed.
Concurrent with Architecture and Engineering, the client enters into a design coordination agreement with Method and furnishes a $5,000 deposit.
$2,500 of this deposit is credited toward the purchase price of the home. This portion of the deposit holds a place in production.

Method Homes will submit for prefab permits, and your general contractor will submit for local permits. Contracts are typically executed once permits are submitted, and a 25 percent initial payment for the modules is made. Construction commences upon issuance of permits.
A 25 percent progress payment is due halfway through the fabrication process.
Approximately two months from the start of both site and factory construction, your home will be delivered and installed. In most cases a crane will install the home, and the set usually takes one day. A modular set crew that specializes in installation will coordinate the set. Allow approximately 4–8 weeks for site finish items after the set. Then move in and enjoy your new Method Home!
