We encourage clients to work with local real estate agents who are knowledgeable about new construction and site selection. Method can provide an initial site assessment prior to writing an offer on the land.
Consultation begins with a scheduled phone conversation with our Design and Sales Team. We review your goals and vision for the home, site, budget, schedules and process. Method will then provide you with schematic cost estimates for your project and discuss financing options. Method provides a variety of design approaches: working with long established architects who are familiar with the process, with architects that are new to the process selected by our clients and in house design options.


For some sites, a feasibility study will help clients better understand the infrastructure needs of the property they are purchasing. During a feasibility study Method can review the site for access, coordinate soils testing and topographical surveys, and review the zoning and permitting timelines. Method will review design goals and further evaluate modular and local building costs, transportation and set logistics and provide a full review of the project prior to entering into a full Pre-construction Agreement that will engage the whole team. Method offers a Schematic Design option that is in conjunction with the Feasibility study for projects that have unique site and/or design goals.

If financing is required, it is important to have a budget in mind and to get pre-approved for a construction loan. We can put you in touch with preferred lenders or work with yours.

A pre-construction agreement fully engages the Method team for all of the activities leading up to a fully-permitted set of plans. Method will engage its design team, as well as structural engineers, who will work together to develop detailed specifications for the home. Method coordinates directly with the local general contractor with a detailed scope of work, once the final specifications and detailed estimation is complete.

Method will fully review all of the interior details with our interior design team. With custom construction, Method Homes will work with you to select your custom finishes. Our estimation team provides line by line detailed costs, which allows our clients to dial their finishes up or down to fit aesthetic and budgetary goals.

Once the detailed estimation is complete and coordinated with the local general contractor, Method contracts are executed with a a 25% initial payment for the modules. Construction commences typically 4-8 weeks from the signing of the build contract, and after permits are issued.

A dedicated project manager will coordinate the factory construction and stay involved through the completion of your home. Fabrication for custom projects takes between 16 and 20 weeks, though it may take longer with specialty items and/or very large projects. The payment schedule for factory construction begins with a 25% initial payment due upon execution of the Construction Agreement. A 25% progress payment is due halfway through the factory construction process, 25% is due at the completion of the wall covering, and the final balance of the modular construction contract is due upon delivery of the modules.
Homes are delivered and installed (on average) four months from the fabrication start date. In most cases, a crane places the home at the site in one day. Method coordinates with site GC’s to complete the home’s stitching process, which typically takes 2-4 months.
